How to Use AI to Create Effective and Engaging Follow-Up

In this session, we’ll explore how ChatGPT can reduce follow-up stress by making it faster, easier, and more effective. With TCP and SAMI strategies as the foundation, AI helps you personalize outreach, time your follow-up, and keep communication consistent. The focus is on working smarter, not harder, so you can turn follow-up into one of the easiest parts of your sales process.

Follow Up With ChatGPT

  • TCP

    • ​ChatGPT will know your TCP from past outreach.

      • From past outreach, it adapts tone, timing, and message style to fit your buyer type.

  • SAMI Outreach

    • ChatGPT will know your SAMI strategies.

      • ​ChatGPT aligns with your SAMI plan by tracking what’s working and what isn’t and adjusting your outreach to stay impactful.

  • Communication

    • ​Ask ChatGPT what form of communication to use (text, email, phone call, social media), when to use it, and in what combination.

      • ​By leveraging AI’s insights, you can match the right message with the right timing, making every interaction more effective and natural for your prospects.

  • Be Specific

    • The more specific you are with your prompts, the less time ChatGPT will take to deliver what you need in the future.

      • Clear details about your goal, incentives, community, and buyer type will help the AI immediately generate on-target responses, reducing back-and-forth and making your follow-up process more efficient.

Example Prompt 

  • 10-Day Call/Text Campaign

    • “Help me create a 10-day call/text campaign for an Upwardly Mobile Young Family TCP. Highlight that we offer a 4.99% fixed rate, great lifestyle amenities like a pool and a gym, and an emotional appeal to drive the appointments.”

  • Targeting Realtors

    • ​“Create a text campaign for Realtors working with our Upwardly Mobile Young Family TCP. Suggest the best timing for messages. Homes range from 2 to 4 beds and 2 to 2.5 baths, all quick move-ins. The goal is to connect with the Realtors to get them in the community or have them bring their buyers.”

  • Targeting Referrals

    • “We offer $1,000 referrals to buyers who refer someone, and the referee also gets $1,000. Please make a compelling text asking buyers for referrals for our TCP, and tell me when it is a good time to text or call these prospects, or if this should be a drop-off collateral incentive.”

  • One-Time Call-to-Action

    • ​“Help me create a three-minute call script for B and C prospects. It should reflect my TCP and bonus incentives of $500 Earnest Money for military buyers for appointments set today. Include upcoming SAMI events and focus on booking an appointment.”
       

Multiple Text: Shortcut App

Here’s the exact sequence of actions you’ll add in the Shortcuts app. This will send one text per person, using their first name, without it looking like a group text:

Shortcut Setup (Exact Steps)

  • Open Shortcuts → tap + (new Shortcut).

  • Tap Add Action → search for Contacts → choose Select Multiple.
    This lets you pick all the people you want to text when you run it.

  • Tap + → search for Repeat with Each.
    This will loop through every contact you pick.
    Inside the Repeat block:
    Add Get Details of Contacts → choose First Name.
    This pulls their first name into the message.

  • Add Text → type your message, and insert the First Name variable.
    Example: Hi [First Name], I wanted to remind you about our event this Saturday!

  • Add Send Message → for Recipient, insert the Repeat Item (the contact).

  • Done!
     

How it Runs

  • When you start the Shortcut, you’ll select the contacts.

  • The Shortcut loops through each one.

  • Each person gets their own personalized text (not a group).
